Tenant Find Only

12% of the term's rent, including any extension to the same Tenant up to a total of 12 months

3.6% for the 3rd year or part thereof and thereafter no charge

Negotiating rent increases & renewals, serving Notices, issuing documents & re-protecting Deposits - £180



Advising Utility Companies of change of occupancy

£36 to report meter readings and change of address (applicable to rent collect and let only tenancies)



Addendum/Amendment to Tenancy Agreement

£48 Fee for additions/alterations to the original tenancy



Loan of Appliances in cases of emergency

i.e. dehumidifiers and portable heaters
£30 per appliance per week (minimum charge 1 week)



Additional Visits

Fee to be agreed commensurate with time involved



Extra copies of rent statements and provision of annual income and expenditure schedule

£30 per quarter



Legionella Risk Assessment

To instruct a contractor to undertake a risk assessment and provide a report – Price on request




To carry out an Energy Performance Assessment and provide a certificate – Price on request



Floor Plan

To provide a stand alone Floor Plan – Price on request



EPC and Floor Plan

To provide both EPC and Floor Plan if carried out by the assessor in one visit – Price on request



Caretaking Service

£60 per month and £18 per visit



Valuation Fee

£60 to provide formal written valuation report



Refurbishment of Property

12% of total contract cost




If a Landlord withdraws the property from the market for any reason, once the administration of a tenancy has been undertaken, a fee of £300 will be charged to the Landlord.


In the event that a Tenant, or any Third Party introduced by us, purchases the property, a fee equivalent to 1.2% of the purchase price will be due upon completion and payable to us by the Landlord.
